Punta Mita isn't a neighborhood you simply renovate in. It's a private, gated development on a peninsula at the north end of Banderas Bay, built around golf, beach clubs, and resort-branded residences — including St. Regis Punta Mita, where we've completed interior work on private residences within the complex. That changes three things about your interior project before a single material is chosen.

First, the rules. Work inside the gates is governed by the development's own architectural and design standards — exterior-visible changes typically require submittal and approval before anything begins, and there are defined windows and procedures for construction activity. A studio that has never submitted here learns this the expensive way: with a stopped job or longer waiting times.

Second, the logistics. Every crew member, every truck, and every sofa passes through controlled access. Deliveries have to be scheduled, workers registered, and materials staged. Buying furniture is the easy part; getting it through the gate on the right day, in the right order, without paying for a crew to wait is the actual skill.

Third, the standard. Your neighbors are resort-branded residences. Guests, renters, and future buyers compare your interiors against a five-star benchmark, whether you want them to or not. Details that pass elsewhere in the bay — a visible seam, an off-spec hinge, a millwork gap — read as cheap here. Punta Mita is a place where the specification list matters more than the mood board.

Registered crews, scheduled delivery windows, staged material, and an install sequence that stops your living room from becoming a warehouse. For turnkey furnishing we consolidate deliveries and install by zone, so the property goes from empty to photographed in the shortest window access rules allow — not in six months of scattered drop-offs.

I rent the villa at a high nightly rate. Can the interiors survive guests without looking like a rental?

TWO SPECIFICATIONS, ONE DESIGN

At Punta Mita rates, a worn armrest or a stained rug costs you more in reviews than the piece cost to buy. We specify guest-facing pieces for durability and replaceability, keep the pieces that give the villa its character where they won't take daily abuse, and build in a lockable owner's storage so it reverts to your home when you land.
