In this guide we are going to go beyond the typical recommendations:
Take professional photographs
Have a pricing strategy by location and seasonality
Manage reservations professionally
List it on multiple platforms
Legal and accounting considerations to avoid paying too much in taxes
Even with all of the above, if you don't start with the basics, you'll likely be stuck with a business that doesn't generate enough to pay your mortgage or be profitable in the medium or long term.
In such a competitive market where all apartments and houses are the same and offer the same benefits, we have to get creative to stand out from the competition.
Analyze your Airbnb competition
Research the best properties around you, browse all platforms to find the top 20 in your area. Figure out what makes them unique. The goal is to find something that none of them have that can immediately set your property apart.
Craft Your Brand Narrative Before the First Purchase
Define your audience: couples, families, digital nomads, or retreat travelers?

A unique design for Airbnb rent
I'm sure the best properties have a unique concept, from the title to the photos, making this property unique. Define a design style that suits your ideal client. Is your rental “the serene hideaway,” “the design-forward urban loft,” or “the immersive local retreat”? Identify 3–4 adjectives (e.g., serene, tactile, timeless, grounded)—these become your creative compass.
“Design is the silent ambassador of your brand.” — Paul Rand

Visualize your property
Long before furnishing or designing your property, you need to have in mind how you want the final result to look. Imagine your property is already for rent. What would you like people to remember when they complete their reservation? How can you capture this sentiment through photos? What would your property look like if it were printed in a magazine?

Create a mood board
Create a board with all the ideas you have and work with your designer to create a unique offer in your region.
Collect visual references (textures, palettes, local inspirations, architecture cues) that embody your story. This becomes the lens for every decision.

Launch an irresistible offer for Airbnb rent
Once you have your property furnished or remodeled and professionally photographed and videoed, generate buzz on digital and social media. You can pre-list it on Airbnb or Instagram so that as soon as you start operating, you'll already have a list of people waiting to stay at your property.
