  • Do you also handle the construction or just the design?
Yes, we are a design-build firm, meaning we offer both architectural design services and complete construction management. This integrated approach ensures a seamless process from concept to completion, with better communication and accountability throughout.
  • What is your communication style, and how often will we be updated on the project's progress?
We believe in clear and consistent communication. We will establish regular communication channels, such as a client´s portal with all of your project´s financial and construction information. Additional meetings, emails, and site visits, to keep you informed of the project's progress, address any questions or concerns promptly, and ensure you are involved throughout the process.
  • What types of architectural design services do you offer?
We provide a comprehensive range of architectural services, from initial conceptual design and schematic drawings to detailed construction documents, 3D visualizations, and permit acquisition. We specialize in humid and tropical constructions, residential and commercial.
  • How do we get started, and what is the next step?
The best way to start is to contact us for an initial consultation. We can discuss your project in detail, answer any further questions you may have, and determine if our services are a good fit for your needs. You can reach us by email info@brnlarchitecture.com or fill out this form
  • What is your experience building in the Puerto Vallarta area?
We have 10+ years of experience designing and building in Puerto Vallarta and the surrounding areas. We have a strong understanding of local building codes, materials, and construction practices, and we have established relationships with reliable local suppliers and subcontractors.
  • What is the process for working with your studio on a design-build project?
Our process typically involves an initial consultation to understand your vision and needs, followed by a design phase with iterative feedback, permit acquisition, and finally, the construction phase managed by our experienced team. We maintain open communication and provide regular updates throughout the entire project.
  • How do you ensure the quality of your construction work?
We are committed to delivering the highest quality of construction. We work with skilled and trusted tradespeople, utilize quality materials, and implement rigorous quality control measures throughout the building process. Our project managers closely oversee all aspects of construction to ensure adherence to the design specifications and building standards.
  • How do you determine the cost of a project?
Project costs are determined by several factors, including the complexity of the design, the size of the project, the materials selected, and the scope of work involved. We provide transparent and detailed cost estimates after the initial design phase and work closely with you to manage the budget effectively.
  • Can you help with obtaining the necessary permits for construction in Puerto Vallarta?
Absolutely. Navigating the local permitting process is a crucial part of our service. We have experience working with the relevant authorities and will handle the application and acquisition of all necessary permits to ensure a smooth and compliant build.
  • What are the key legal considerations when building a house in Mexico, especially for foreigners?
Building in Mexico involves understanding local regulations, including land ownership (especially within restricted zones near coastlines and borders), obtaining necessary permits (like the licencia de construcción), and understanding property taxes. For foreigners, it's crucial to be aware of the fideicomiso (bank trust) system for owning property in restricted zones and to engage with reputable legal counsel to ensure all transactions and permits are handled correctly.
  • What are some common construction methods and materials used in Mexico, and are there any region-specific considerations (like in Puerto Vallarta)?
Common construction methods include concrete block (block de cemento) and poured concrete structures, which are well-suited for the climate. In coastal regions like Puerto Vallarta, it's crucial to consider factors like humidity, salt air, and potential seismic activity when selecting materials and construction techniques. Using corrosion-resistant materials and adhering to local building codes designed for these conditions is vital.
  • How does the cost of building in Mexico compare to other countries, and what are the typical expenses involved?
The cost of building in Mexico can often be lower than in countries like the US or Canada, particularly regarding labor. However, material costs can fluctuate and may sometimes be comparable. Typical expenses include land acquisition (if applicable), architectural design fees, permit costs, material costs (cement, steel, etc.), labor costs, and potential infrastructure connections (water, electricity). It's essential to get detailed quotes and factor in potential unforeseen expenses.
  • What is the typical timeline for designing and building a house in Mexico?
The timeline can vary significantly depending on the complexity and size of the project, as well as the efficiency of the permitting process. A rough estimate could range from 6 months for a smaller, simpler home to a year for a larger, more intricate design. Obtaining permits can sometimes be a time-consuming step. Having a well-organized plan and an experienced contractor can help manage the timeline effectively.
